Local Surveyors with Extensive Knowledge of Hastings

Our Hastings town centre base is at the Creative Media Centre on Robertson Street. David has lived in Hastings since the 1980s and has extensive personal knowledge of the town, alongside many years of professional experience advising local buyers and people moving from London.

He has completed thousands of building surveys across Hastings, including hundreds of properties in Hastings Old Town, Blacklands and Clive Vale. This local knowledge is particularly valuable when buying an older or coastal property, where construction, condition and maintenance risks can differ from those found in modern homes.

Properties with added complexity

Hastings has many period and converted homes, alongside seafront properties and buildings on steep sites. These often need a more detailed inspection than a standard survey provides.

Problems you may not see

Defects can be hidden within roofs, chimneys, drainage, timber floors and historic alterations. Some past work may also have been completed without the correct approvals.

Why Hastings Properties Need Careful Inspection.

Hastings has a diverse mix of historic and period properties, from centuries-old homes in the Old Town to Victorian terraces built during the town’s railway expansion, alongside many 1930s semi-detached houses that are now approaching 100 years old.

These older properties often feature solid masonry walls, lime mortar, slate or clay tiled roofs, timber sash windows, chimney stacks, cellars, balconies and retaining walls. While they can perform exceptionally well when properly maintained, poor alterations, deferred maintenance and unsuitable modern repairs can result in costly defects. Many homes are also built on steep hillsides or in exposed coastal locations, increasing the risk of wind-driven rain and weathering. During our Level 3 Building Surveys, we pay particular attention to the following issues:

Dampness in Solid Walls

Many older homes were built without cavity walls, so moisture behaves differently than in modern properties. We identify the cause of damp rather than simply reporting it. Common causes include: Raised external ground levels, defective gutters and downpipes, cement render and hard pointing, internal gypsum plaster, and poor drainage.

Roof, Chimney and Valley Gutter Defects

Properties close to the coast are exposed to wind-driven rain and salty sea air, which can accelerate deterioration. We inspect for issues including: slipped or damaged slates, failed lead flashings, leaking valley gutters, defective parapets, and chimney stack defects.

Timber Decay and Poor Ventilation

Older homes often contain suspended timber floors, historic roof structures, timber lintels and sash windows that require good ventilation to remain in good condition. We assess areas that may be vulnerable to decay, including: suspended timber floors, roof structures, timber lintels, external joinery, and sub-floor ventilation.

Cracking, Movement and Retaining Walls

Many Hastings properties are built on sloping sites or close to retaining walls. Where cracking is present, we assess its pattern, likely cause and whether it appears historic or ongoing. Where appropriate, we’ll recommend further investigation or monitoring.

Inappropriate Modern Repairs

Traditional buildings need traditional repair methods. Modern materials can trap moisture and make defects worse. We regularly identify issues such as: cement pointing, hard cement render, injected damp-proof courses, and non-breathable internal finishes.

Hastings Areas and Property Types We Survey

We carry out Level 3 Building Surveys across Hastings and the surrounding area, including Hastings Old Town, West Hill, Clive Vale, Blacklands, Ore, Silverhill, Queens Road and the seafront. From Victorian terraces and 1930s family homes to Listed buildings and timber-framed properties, our local knowledge helps buyers understand the condition of older homes before they commit to a purchase.

Hastings Old Town, West Hill and Clive Vale

Hastings Old Town is home to timber-framed buildings, Georgian-fronted houses and Listed properties dating back hundreds of years. David has surveyed many homes throughout the High Street, All Saints Street, The Croft, Tackleway and the surrounding twittens, including Sinnock Square. Many buildings that appear Georgian are actually much older Medieval properties with later Georgian facades.

David’s MSc in Building Conservation provides specialist expertise when surveying historic and Listed buildings, helping buyers understand traditional construction, historic alterations and ongoing maintenance. We also regularly survey Victorian terraces throughout Clive Vale, including roads such as Canute, Harold, Athelstan and Edmund.

Blacklands and Alexandra Park

Blacklands is known for its substantial Victorian and Edwardian homes, many of which were built during Hastings’ expansion in the late nineteenth century.
These attractive properties can suffer from issues such as early settlement, roof spread and ageing building materials that require careful assessment.
David grew up overlooking Alexandra Park and has surveyed many homes throughout the surrounding roads, giving him a detailed understanding of the area’s housing stock and the issues commonly found within it.

White Rock, Silverhill and Seafront Properties

Properties close to the seafront are exposed to wind-driven rain, salty sea air and accelerated weathering. During our surveys, we pay particular attention to roofs, balconies, render, rainwater goods, windows and external metalwork, helping buyers understand the maintenance requirements of coastal properties before they purchase.

We also regularly inspect homes throughout Silverhill, Ore and the surrounding Hastings neighbourhoods, from 1930s family houses to larger period homes.

Looking for a survey in Hastings?

Whether you’re buying a Victorian terrace, a Listed building or a family home near the seafront, we’ll recommend the most suitable survey for your property.

Listed Buildings and Conservation Area Surveys in Hastings.

Hastings includes several conservation areas, including Hastings Old Town, Blacklands, Tillington Terrace and the Town Centre, where planning controls help protect historic character. Some areas are also covered by Article 4 Directions, restricting works such as replacing windows, altering front elevations and extensions.

Listed Buildings have greater legal protection, and consent may be needed for alterations including internal walls, fireplaces, windows, doors and extensions.

A Level 3 Building Survey identifies visible defects, highlights past alterations and recommends where your solicitor should check that the necessary permissions and consents were obtained. If you’re buying a Listed or historic property, it also provides valuable insight into its condition and future maintenance.

Should You Choose a Level 2 or Level 3 Survey?

Choosing the right survey depends on the age, condition and complexity of the property you’re buying. While a Level 2 Home Survey may be suitable for newer, more conventional homes, a Level 3 Building Survey provides a much more detailed assessment of older, altered and higher-value properties.

Level 2 Home Survey Level 3 Building Survey
Suitable for more conventional properties in reasonable condition Recommended for older, Listed, altered and more complex properties
Provides an overview of the property’s condition Provides a detailed inspection with explanations of defects and likely causes
Limited advice on repairs Detailed repair advice, maintenance priorities and likely repair implications
Lower cost More detailed report to support informed buying decisions

When is a Level 3 Survey Recommended?

We generally recommend a Level 3 Building Survey for:

  • Victorian, Edwardian and period homes
  • Listed Buildings
  • Properties built before 1930s
  • Homes that have been extended or significantly altered
  • Buildings in poor condition
  • Larger or higher-value properties
  • Homes where visible defects are already apparent

Although a Level 2 Survey is less expensive, it may not provide enough detail for an older property. Repair costs can quickly outweigh the initial saving if significant defects are only discovered after you’ve completed your purchase.

If you’re unsure which survey is right for the property you’re buying, we’re happy to review the estate agent’s details and recommend the most suitable option.

Defect Inspection

I can highly recommend David. I recently hired him for a level 3 survey for the purchase of our new house. I couldn't have asked for a more pleasant and professional individual. The survey was comprehensive and to the last detail. No stone was unturned. His after service was excellent, with recommendations for the various trades needed to rectify his findings. Highly recommend and will be my go to surveyor for any future projects.

Mr H Rye

Level 3 Survey

We have been incredibly impressed with the detail and scope of the survey that David did for us on a proposed purchase. The recommendations and potential costings have been really helpful. This survey was at a much higher and in depth level than any we have previously had. Best of all David really knows old buildings and was able to give us a sympathetic but realistic analysis of the property. Well worth the higher cost we feel.

Examples of Issues Identified During Our Surveys.

Every property is different, but these examples illustrate the type of defects a detailed Level 3 Building Survey can uncover before you commit to a purchase.

Victorian House near Alexandra Park.

A survey of a large three-storey Victorian house identified several significant issues, including:

  • A replacement concrete tiled roof causing structural deflection.
  • Water penetration through defective rendered party walls.
  • Failing lath and plaster requiring breathable repair methods.
  • Raised external ground levels blocking air bricks and increasing the risk of timber decay.

Our report included repair recommendations, maintenance advice and estimated repair costs, helping the buyer understand the likely investment required.

Listed Building in Hastings Old Town

A survey of a mixed-use Listed Building revealed ongoing structural movement and extensive water ingress affecting the roof structure.

Our report recommended further structural investigations before purchase and highlighted essential repairs exceeding £200,000. The client decided not to proceed, avoiding a significant financial commitment.

Hastings Old Town

1930s Semi-Detached House near Silverhill

Although generally well presented, our survey identified early signs of cavity wall tie failure.

We recommended replacement before further damage occurred and provided details of a trusted specialist so the buyers could obtain accurate quotations before exchange.

Frequently Asked Questions

Buying a property in Hastings? Here are answers to some of the questions we're most often asked about building surveys, historic homes and local property issues.

Not usually if you are buying an older, complex or expensive property. A Level 3 survey can take us between four hours and two days, depending on the size and complexity of the house. We also allow many hours of office time to prepare the report, ensuring our advice is clear.

The report includes our survey notes in an appendix, but we also take the time to summarise our findings within each section, such as roof structure, and a more concise, to-the-point overall summary. All our summaries are individually dictated and typed. We do not use AI-generated summaries for client advice. We also use minimal standard clauses, whereas cheaper surveys can tend to be a tick-box exercise with minimal reflective thought.

Yes. A Level 3 Building Survey is usually the most appropriate survey level for a listed or historic home. It can help identify visible defects, maintenance issues and areas where further legal, planning or conservation advice may be needed.

In many cases, yes. A Level 3 Building Survey is usually the better choice for older, larger, altered, listed, unusual or higher-value homes. Hastings has many properties where construction type, dampness, roof condition, previous alterations and maintenance liabilities need more detailed consideration.
