Using our purpose-built app-based inspection and reporting dashboard, we collate our reports to be an amended version of the Royal Institution of Chartered Surveyors Level 3 report.

  • Your Summary: By including an opening report summary with our concise recommendations, you can quickly decide how to proceed with the purchase and easily locate critical facts during any price negotiation stage.

  • Your report: You’ll find the evidence base to support our advice in this section. The main body of the report provides a detailed description of the building’s condition and the cause of any defects. Any required repairs are also explained, and we include unlimited photos to show problems clearly.

  • Issues for Legal Advisers section: We become your solicitor’s eyes on site, as they often won’t visit a property. We’ll make them aware of unusual items, such as a Flying Freehold or kink in the boundary line.

After we’ve completed the inspection, we’ll go over everything with you in detail during a follow-up meeting.

  • We start with a pre-purchase telephone call to establish your needs and expectations from the property.
  • We arrange access via the estate agent or vendor and agree on precise dates and times with them, resulting in minimum disruption to the vendor.
  • We inspect all exterior, the loft, the interior, all outbuildings, and grounds in detail.

  • Inspections typically last between 4- 16 hours, depending on the size of the house. Your Home Survey is dictated on and off-site, with minimal standard clauses.

  • It usually takes us the same time to prepare your comprehensive report as it does to complete our inspection. Our secretary types up our findings before our surveyor gives everything a final approval, with the team giving everything a final proofread.

  • We will issue our final report approximately a week after our inspection, via email and as a folder-bound paper copy in the post.
