LEVEL 3/ BUILDING SURVEYS

A Level 3 Home Survey  (Previously known as Building or structural Survey) suits larger properties, homes built before 1920, or buildings with solid walls. Ideal for period property homebuyers looking for guidance from a Historic Building Specialist. Covering the Hastings, St Leonards, Bexhill, Cranbrook and Rye areas.

Whist you get to see the house you’re about to buy for twenty minutes or so at a viewing, we can spend several hours inspecting it from top to bottom on your behalf. We want to provide the best Building Survey report for your needs, so we will discuss everything with you before our visit to establish your priorities. Afterwards, we’ll provide you with a comprehensive, personalised report which you can use as a guide when you’re ready to purchase.

Using our purpose-built app-based data collection and reporting dashboard, we collate our reports to be an amended version of the Royal Institution of Chartered Surveyors Level 3 report. The contents will include a concise overall summary, photos, a list of essential repairs with costings, and any further investigations. We’ll also provide you with a maintenance list to assist you in becoming the custodian of your historic house, showing you how to correctly conserve its structural integrity and protect the look and feel of its design for future generations.

Our fees represent very good value as they will be less than 0.3% of the house purchase price, far less than you will pay an agent to sell a house you’ll no longer be responsible for.

  • Your Summary: By including an opening report summary with our concise recommendations, you can quickly decide how to proceed with the purchase and easily locate critical facts during any price negotiation stage.
  • Your report: You’ll find the evidence base to support our advice in this section. The main body of the report provides a detailed description of the building’s condition and the cause of any defects. Any required repairs are also explained, and we include unlimited photos to show problems clearly.
  • Issues for Legal Advisers section: We become your solicitor’s eyes on site, as they often won’t visit a property. We’ll make them aware of unusual items, such as a Flying Freehold or kink in the boundary line.

After we’ve completed the inspection, we’ll go over everything with you in detail during a follow-up telephone call or Zoom meeting once you’ve read through your report. We’re proud to offer our clients a personalised service and allow sufficient time, which larger corporate companies often miss.

LEVEL 3 HOME SURVEY FEATURES AND PROCEDURES

WHAT TO EXPECT

  • We start with a pre-purchase telephone call to establish your needs and expectations from the property.

  • We arrange access via the estate agent or vendor and agree on precise dates and times with them, resulting in minimum disruption to the vendor.

  • We inspect all exterior, the loft, the interior, all outbuildings, and grounds in detail.

  • Inspections typically last between 4- 16 hours, depending on the size of the house. Your Home Survey is dictated on and off-site, with minimal standard clauses.

  • It usually takes us the same time to prepare your comprehensive report as it does to complete our inspection. Our secretary types up our findings before our surveyor gives everything a final approval, with the team giving everything a final proofread.

  • We will issue our final report approximately a week after our inspection, via email and as a folder-bound paper copy in the post.

LEVEL 2/ HOMEBUYER REPORT

These Home Buyer reports follow a standard format and are ideal for modern, conventional houses constructed in the 1920s onwards, with cavity walls or modern timber framing. Covering the Hastings, St Leonards, Bexhill, Cranbrook and Rye areas.

We’ll provide you with a list of essential repairs the property requires, which will lead to the deterioration of the building if not carried out soon. Any non-urgent repairs and maintenance works are also noted in the main body of the report. Repairs costs and valuations are not included.

Our Level 2 Home Survey is our more affordable option and provides you with a concise report that you can use to quickly make decisions and provide peace of mind on your chosen property. For a more descriptive, detailed breakdown, we recommend our Level 3 survey.

  • Your Summary: A brief overall opinion of the house and its condition compared to others of a similar type and age
  • Your report: Descriptions on any defects found within the house and areas of concern.
  • We arrange access via the estate agent or vendor and agree on precise dates and times with them, resulting in minimum disruption to the vendor.

  • We conduct our inspection, assessing all exteriors, the loft, the interior, all outbuildings, and grounds.

  • Inspections typically last between 2 ½ – 5 hours, depending on the house size.

  • Our secretary types up our findings before our surveyor gives everything a final approval, with the team giving everything a final proofread.

  • We will issue our final Homebuyers report approximately a week after our inspection, via email and as a folder-bound copy in the post.
